Flat Roofing

Flat roofs have an unfair reputation, and old mineral felt earned it. A felt roof from the eighties was doing well to see fifteen years. Modern systems are a different game: EPDM rubber goes down in one sheet with no joints to fail, and GRP fibreglass sets into a solid waterproof shell. Built properly, either should outlast the guarantee period of the old felt several times over.

The build matters as much as the material. We check and correct the falls so water actually runs to the outlet instead of sitting in the middle, replace any decking that has gone soft, and trim the edges with proper drip and check kerbs so water goes into the gutter, not behind the fascia. That is the difference between a flat roof that quietly works and one that comes back every couple of winters.

Flat Roofing FAQs

Both are excellent when fitted right, so it comes down to the roof. EPDM suits larger, simpler roofs because it goes down in one continuous sheet and copes with a bit of movement. GRP gives a hard, walkable finish and crisp edges, which suits smaller roofs, balconies and roofs with lots of detail. We quote whichever suits yours, or both so you can compare.

Old style felt was ten to fifteen years if you were lucky. A properly fitted EPDM or GRP roof is a different class: the materials themselves are rated for decades. The weak point is always the workmanship at edges and outlets, which is exactly where we take the most care.

Standing water, called ponding, ages any flat roof faster: it strains the membrane, freezes in winter and finds any weak seam. Sometimes the fix is as simple as correcting the falls with firring or a tapered board when the roof is recovered. If your roof ponds, it is worth a look before it starts leaking.

If the covering is basically sound and the problem is local, yes, a patch or a new outlet detail can buy years. If the felt is blistered and cracked across the whole roof, patching is money down the drain and we will say so. You get the honest option, priced.
